Executive Summary

Buyer traffic across Halifax Regional Municipality remained decisively concentrated in July 2026. Single-family homes priced below $1 million in the Halifax–Dartmouth market recorded 4,995 showings across an estimated 1,050 listings shown — an average of 4.76 showings per listing, or roughly 161 showings per day and approximately 1,128 per week. That intensity runs 38% above the province-wide average of 3.46 showings per listing, confirming that buyer attention in Nova Scotia is not evenly distributed: it is concentrated inside the capital region.

The single heaviest concentration of demand sits in the $495,000 – $539,999 bracket, which alone absorbed 757 showings — 15.2% of all sub-$1 million single-family activity in Halifax–Dartmouth. Widen the lens slightly and the picture becomes clearer still: the $360,000 to $674,999 band captured 67.1% of all showings in the segment. Above $810,000, activity thins materially, accounting for just 9.7% of sub-million showings.

At the upper end, Halifax's dominance is structural. The Halifax–Dartmouth market generated 84.1% of every single-family showing above $1 million in Nova Scotia and 100% of provincial condominium showings above $1 million. The $270,000 – $404,999 range delivers between 7.87 and 7.92 showings per listing — the highest per-listing intensity in the entire Halifax dataset — but on comparatively thin inventory. Volume is highest around $500,000; competition per home is highest below $405,000.

Second, per-listing intensity declines steadily as price rises: from 6.36 showings per listing at $495,000–$539,999, to 4.38 at $585,000–$629,999, to 3.16 at $810,000–$854,999, and finally to 2.04 at $945,000–$989,999. A seller in the $900,000s is competing for a buyer pool roughly one-third the depth of a seller in the $500,000s.

Bracket-level showings-per-listing figures at the top of the market rest on small listing counts — the $2,000,000+ brackets in Halifax represent fewer than six listings each. These are directionally informative but statistically fragile. The $1.0M – $1.4M comparison, resting on 344 showings across approximately 85 listings, carries considerably more weight.

Condominium Market — Halifax–Dartmouth

Halifax–Dartmouth condominiums under $1 million recorded 806 showings across an estimated 262 listings, averaging 3.08 showings per listing — roughly 35% below the equivalent single-family intensity of 4.76. Condominium buyers in Halifax remain active but are spread more thinly across available inventory.

Province-wide, 25.9% of single-family showings under $1 million occurred below $360,000. In Halifax–Dartmouth, that figure is 5.6%. The entry-level market that remains meaningful across rural and small-town Nova Scotia has largely priced out of the capital region. Buyers seeking sub-$360,000 single-family housing are, in practice, looking outside HRM.

At 3.08 showings per listing against 4.76 for single-family homes, condominium sellers should expect a longer runway to the same number of qualified viewings, and should resist reading slower early traffic as a market failure when it may simply be the segment's normal cadence.

Expect competition between $450,000 and $675,000. Half of all Halifax sub-million single-family showings occurred inside this corridor. Buyers operating here should be fully pre-approved, prepared to view promptly, and ready to make decisions on a compressed timeline.

Consider the $675,000 – $810,000 band. It captured 17.6% of showings at intensities between 3.51 and 4.39 per listing — active, but measurably less contested than the band immediately below it. For buyers with the means to stretch, the competitive relief is real.

Above $2 million, leverage sits with the buyer. Just 36 showings occurred above $2 million across the entire Halifax–Dartmouth market in July, with several brackets averaging fewer than two showings per listing. Sellers in this tier are working with a very small audience.

Outside HRM, the sub-$360,000 market is genuinely open. With 25.9% of provincial showings below $360,000 against 5.6% in Halifax, buyers willing to look beyond the capital region encounter a fundamentally different supply picture.
