Market Overview

October brought a surge of completed condominium sales across Halifax Regional Municipality, with 54 firm transactions closing during the month. Yet underneath that volume, the pricing picture remained firmly buyer-influenced: 85 percent of condominiums sold below the original asking price, and the average seller conceded roughly $35,000 from their initial expectations.

For condominium owners considering a sale, the October data delivers a clear message. Buyers are active and willing to transact, but they are disciplined negotiators. Properties priced accurately from the outset sold in a fraction of the time—and with significantly smaller concessions—than those that required mid-listing adjustments.

What Sold and Where

The 54 completed sales spanned a wide price range, from $200,000 to $1,600,000, confirming buyer activity across nearly every segment. The majority of transactions concentrated in two brackets: $300,000–$399,999 and $400,000–$499,999, which together accounted for 28 of 54 sales—more than half the month’s volume.

Sales by Price Bracket — October 2026 Under $300K 7 $300K–$399K 14 $400K–$499K 14 $500K–$599K 6 $600K–$699K 4 $700K–$899K 6 $900K+ 3
Price Bracket Sales Avg. Selling Price Avg. DOM
Under $300,000 7 $265,554 73
$300,000 – $399,999 14 $352,879 67
$400,000 – $499,999 14 $435,057 54
$500,000 – $599,999 6 $554,683 66
$600,000 – $699,999 4 $643,900 76
$700,000 – $899,999 6 $798,650 34
$900,000+ 3 $1,158,000 19

An interesting pattern emerged at the upper end: condominiums priced above $700,000 sold in an average of only 34 days, and those above $900,000 closed in an average of just 19 days. Well-positioned luxury condominiums are attracting decisive, qualified buyers—though the small sample size means sellers in this segment should not assume every property will move quickly.

Condominiums with dedicated parking sold at a significantly higher average price ($579,848) compared to those without ($377,361). While this difference partly reflects property types and locations, parking remains an important factor in buyer evaluations.

Price Per Square Foot

October’s average sold price per square foot came in at $454, with a median of $417. The spread between the lowest ($242/sq ft) and highest ($902/sq ft) underscores how dramatically location, building quality, floor level, views and amenities influence what buyers will pay.

Average Sold Price Per Square Foot by District Halifax South 605 Halifax West 611 Dartmouth Downtown 557 Halifax Central 544 Halifax North 455 Southdale / Manor Park 439 Bedford 412 Clayton Park / Rock. 316

Halifax South commanded the highest per-square-foot average among the top districts at $605, nearly double the Clayton Park/Rockingham/Fairmount average of $316. However, price-per-square-foot comparisons should be considered alongside unit condition, building age, floor level, condominium fees and whether the unit includes parking or storage.

Price Reductions and Negotiating Activity

October’s most important pricing statistic: 85.2 percent of sold condominiums closed below their original asking price. Only four of 54 sales (7.4 percent) achieved a price above the original list. None sold at exactly the listed price.

How Sellers Fared in Negotiations

Below Asking: 85.2%

46 sold below asking (avg −$35,011)

4 above asking (avg +$25,350)   |   4 N/A

The average discount below original asking was $35,011, with a median of $27,400. The largest single discount exceeded $149,000. On average, sellers who ultimately sold below their original price conceded 7.1 percent. The sold-to-original-list-price ratio of 94.3 percent means for every dollar a seller initially asked, buyers paid approximately 94 cents.

The Cost of Overpricing

Condominiums that sold at or above asking closed in an average of 5 days. Those that sold below asking averaged 68 days. This 63-day gap illustrates the cost of overpricing: not just a lower eventual sale price, but extended carrying costs, stale listing perception and reduced leverage in negotiation.

Days on Market and Buyer Activity

Days on Market Distribution Under 30 days 19 30–59 days 17 60–89 days 4 90+ days 14

Roughly one in three condominiums sold within the first month, and two-thirds sold within 60 days. However, more than a quarter of October’s sales took 90 days or longer. Twelve condominiums sold in 10 days or fewer, spanning $315,000 to $1,600,000—confirming that fast sales are possible at every price point when the property is correctly priced.

ShowingTime Buyer Activity — October 2026

ShowingTime recorded 609 total condominium showings across Halifax Regional Municipality in October (587 under $1 million and 22 above).

Showing Activity by Price Bracket (Under $1M) $200K–$299K 78 $300K–$399K 184 $400K–$499K 125 $500K–$599K 101 $600K–$699K 41 $700K–$799K 38 $800K–$899K 18

The $300,000–$399,999 bracket dominated showing activity with nearly a third of all appointments. The more granular data reveals a concentration between $285,000 and $332,500, where listings averaged 3.24 showings each—the highest per-listing rate of any bracket.

Above $700,000, a smaller buyer pool is creating more concentrated interest: listings in the $700,000–$800,000 range averaged 2.92 showings per listing, and $800,000–$900,000 averaged 3.00 per listing. The luxury segment above $1 million recorded 22 showings, concentrated in the $900,000–$1.5 million range.

Halifax South tied for the top spot in sales volume and led the region in price per square foot. Properties here moved faster than any other high-volume district. Despite the desirability, 8 of 11 sellers still closed below asking, with an average concession of $28,325.

What This Means for Sellers: Demand remains strong, but buyers are well-informed. Sellers who use recent comparable sales—rather than aspirational pricing—are closing faster with smaller concessions.

2. Clayton Park / Rockingham / Fairmount — 11 Sales

Clayton Park matched Halifax South in volume but presented a more challenging picture. Average DOM reached 71 days, and 16 active listings meant sellers faced the highest inventory of any district. The average price reduction of $34,489 was the largest among the top five.

What This Means for Sellers: This is currently the most competitive seller district. With 16 active listings and 71-day averages, pricing precision is critical. Sellers launching above the evidence risk sitting while better-priced units attract available buyers.

3. Bedford — 4 Sales

All four Bedford sales closed below asking, and the average DOM of 98 was the highest among the top five. Inventory balanced at four active against four sold.

What This Means for Sellers: Patience and pricing discipline are required. Extended timelines suggest Bedford buyers are comparing carefully. A realistic launch price and willingness to evaluate showing activity early will help avoid a prolonged listing period.

4. Southdale / Manor Park — 4 Sales

Avg. $/Sq Ft
$439
Avg. DOM

Southdale/Manor Park recorded the smallest average price reduction among the five most active areas at $14,225, suggesting sellers here were closer to market value in their initial pricing.

What This Means for Sellers: Sellers here are pricing more competitively and experiencing smaller negotiations. With balanced inventory (4 active vs. 4 sold), the market is stable. Study recent sales in your specific building or complex.

5. Halifax North — 3 Sales

Avg. Price
$433,333
Avg. $/Sq Ft
$455
Avg. DOM
35

Halifax North posted the fastest average selling time at 35 days and was one of only two districts to record a sale above asking. With no active listings remaining, this is one of the tightest micro-markets in Halifax.

What This Means for Sellers: Low inventory creates opportunity. If you are considering selling here, you may face less direct competition. However, small sample sizes mean conditions can shift quickly—consult the most recent comparable sales before setting a price.

Inventory and Absorption

At month-end, 59 condominium listings remained active. With 54 completed sales, this produced approximately 1.1 months of inventory—a level that, by most definitions, favours sellers.

However, the months-of-inventory figure tells only part of the story. Despite low overall inventory, 85 percent of condominiums still sold below asking. Low inventory does not guarantee strong pricing outcomes if the property is not competitively positioned against the units it is being compared to.

What This Means for Halifax Condo Sellers

Key Takeaways from October 2026

  • Buyer demand is real. 54 completed sales and 609 showings confirm buyers are actively purchasing condominiums across HRM.
  • Pricing accuracy determines everything. The 63-day gap between properties that sold at or above asking (5 days) and those that sold below (68 days) is the most important number in this report.
  • The $300K–$500K bracket is the most active. More than half of all sales fell in this range—the largest buyer pool, but also the most competing inventory.
  • Upper-market condos are moving when correctly priced. Sales above $700K averaged just 34 days on market.
  • Parking matters. Condominiums with dedicated parking sold at an average price more than $200,000 higher than those without.
  • Low inventory does not equal easy sales. Despite only 1.1 months of supply, nearly nine of ten condominiums still sold below original asking.

Frequently Asked Questions — October 2026

How many condominiums sold in Halifax in October 2026?

54 condominiums completed firm sales during October 2026 across Halifax Regional Municipality, with an additional four transactions remaining conditional at month-end.

What was the average selling price for a Halifax condo in October 2026?

The average selling price was $501,103 and the median was $419,950. The median provides a more representative figure because a small number of high-value transactions above $900,000 pulled the average higher.

Are Halifax condos selling above or below asking price?

In October 2026, 85.2 percent of condominiums sold below their original asking price. Only 7.4 percent sold above asking. The average seller who closed below asking conceded $35,011. The sold-to-original-list-price ratio was 94.3 percent.

How long does it take to sell a condo in Halifax?

The average was 59 days and the median was 43 days in October 2026. Properties priced correctly from launch sold dramatically faster—condominiums that sold at or above asking closed in an average of just 5 days, while those requiring reductions averaged 68 days.

What is the average price per square foot for condos in Halifax?

In October 2026, the average sold price per square foot was $454 and the median was $417. This varied significantly by location, from $316/sq ft in Clayton Park/Rockingham/Fairmount to $605/sq ft in Halifax South.

Where are the most active condo markets in Halifax?

Halifax South and Clayton Park/Rockingham/Fairmount each led with 11 sales. Bedford and Southdale/Manor Park followed with 4 sales each, and Halifax North recorded 3. Showing activity was heaviest in the $300,000–$400,000 price range.

Should I reduce my asking price if I am not receiving showings?

If your condominium is not generating showing activity within the first two to three weeks, it is likely a pricing issue. In October, 25.9 percent of sold condominiums took 90 or more days. Many of those extended timelines could have been shortened with earlier pricing adjustments based on actual showing activity and buyer feedback.

Is now a good time to sell a condo in Halifax?

October 2026 data suggests buyer demand is healthy, with 54 completed sales and 609 recorded showings. Inventory remains low at 1.1 months of supply. However, strong activity does not guarantee a strong price outcome. Sellers who prepare a competitive pricing strategy and invest in professional marketing are best positioned to take advantage of current conditions.
