Halifax Single-Family Resale Market Report: August 2026

Executive Summary

August 2026 delivered 346 firm single-family resale transactions across the Halifax-Dartmouth MLS area, worth a combined $221,358,554 in sales volume. The median sale price was $577,375 (average $639,765), the median home went firm in 19 days, and the median sale closed at 97.4% of its original asking price.

The headline for sellers is negotiation. 70.8% of homes sold below original list, giving up an average of $44,634. Only 20.8% sold over asking. Meanwhile, supply keeps building: 345 new single-family listings came to market in August and 1,198 remained active at month end, roughly 3.5 months of inventory at the August sales pace. Sandra Pike's read on the data is that Halifax has moved into a balanced market overall, with pockets of competition below $600,000 and clear buyer leverage above $800,000.

Figures in this report are derived from an NSAR MLS export of 346 single-family sales that went firm between August 1 and August 31, 2026, 345 new listings and 1,198 active listings in the Halifax-Dartmouth MLS area, which includes District 105 (East Hants/Colchester West). All negotiation ratios are measured against original list price, not the reduced price at the time of sale. Days on market figures are MLS-cohort figures and may differ from NSAR board averages. Street names are shown without civic numbers.

How Much Are Halifax Sellers Negotiating? Pricing and Negotiation Performance

Measured against original asking price, the August cohort is unambiguous: 245 of 346 sales closed below what the seller first asked. Homes that sold over asking earned a modest premium (median $10,100), while homes that sold below list conceded far more (median $24,900). The asymmetry is the story of this market.

Key Insight

Sellers who priced correctly at launch sold in a median of 8 days at 99.2% of asking. Sellers who had to reduce waited a median of 64 days and ultimately sold at 92.8% of their original number, a cumulative concession that was far larger than the reduction itself. In Sandra Pike's experience, the first price is the one buyers remember, and the August data shows how expensive it is to test the market.

Where Are Halifax Buyers Looking? August 2026 Showing Activity

ShowingTime buyer activity for single-family homes in Halifax-Dartmouth is reported in two separate segments: homes priced under $1,000,000 and homes priced at $1,000,000 and above. The two reports share an overlapping $900,000 to $999,999 bracket and must not be added together. They are presented separately below.

Under $1,000,000: 4,609 showings in August

Showing demand is concentrated squarely in the mid-market. The $400,000 to $699,999 range accounted for 2,949 showings, 64.0% of all sub-$1M activity. Showings per listing peak in the $300,000s and $400,000s and taper steadily above $700,000, mirroring the sale-to-list ratios seen in the pricing section.

$1,000,000 and above: 446 showings in August

Luxury showing traffic remains thin and front-loaded: 264 of 446 showings (59.2%) fell in the $900,000 to $1,349,999 bracket, and activity above $1,800,000 amounted to 41 showings for the entire month. With 200 active single-family listings at or above $1,000,000 and 24 firm sales in that range in August, luxury sellers are competing for a small pool of qualified buyers.

Why the two showing figures are not combined

ShowingTime's two Target Market Analysis reports were run with different price increments and overlap between $900,000 and $999,999. Summing them would double-count that bracket. Sandra Pike reports them side by side so that each segment can be read on its own terms.

Which Price Ranges Are Moving? Price Segment Breakdown

The table below compares firm sales, new listings and active inventory by price band. Months of inventory (active listings divided by August firm sales) is the clearest single signal of leverage: below $700,000 it sits between 2.8 and 4.3 months; at $1,000,000 and above it reaches 8.3 months.

Key Insight

The $500,000 to $599,999 band was the single busiest segment in August with 94 firm sales, a median of 14 days on market and 2.1 months of supply. Above $800,000 the median days on market more than doubles and supply stretches past four months. Buyers in the upper bands have both time and choice; sellers there need to price to the comparables, not to the aspiration.

District observations

Halifax South (District 2) posted the highest median at $1,700,000 on five sales but carries 38 active listings, or 7.6 months of supply. Halifax County East (District 35) has the deepest inventory relative to sales at 9.5 months. At the other end, Sackville, Woodlawn/Portland Estates, Forest Hills, Colby and Dartmouth Woodside/Eastern Passage all sit under two months of supply, which is where over-asking sales still occur with some regularity.

How Fast Do Well-Priced Halifax Homes Sell? Market Velocity by Days on Market

Speed and price are tightly linked in this cohort. Homes that went firm within a week sold at a median of 100% of original asking, and 47.0% of them sold above it. Every cohort beyond 14 days sold at a discount, and homes that lingered past 90 days closed at a median of 89.5% of their original price.

Key Insight

117 of 346 August sales (33.8%) went firm within seven days. That is the well-priced market, and it is still competitive. The other two-thirds of sellers experienced a very different Halifax, one where buyers waited, compared and negotiated. The difference between the two experiences was almost entirely set on the day the listing went live.

What Is on the Market? Active Inventory at Month End

With 1,198 active single-family listings at the end of August against 346 firm sales, Halifax carries 3.5 months of supply in this cohort. The active median asking price of $699,900 sits $122,525 above the August median sale price, a gap that helps explain the negotiation figures earlier in this report. Nearly half of active listings (49.4%) have already been on the market 60 days or longer.

Note on the average price reduction among active listings: the $1,073,715 average is skewed by a small number of very large luxury reductions. Most reductions are considerably smaller, and buyers should evaluate each listing on its own history.

The top of the market cleared 24 transactions at or above $1,000,000 in August. Every one of the eight highest sales closed below original asking, with concessions ranging from roughly 4% to 28%.

Strategic Takeaways for Halifax Sellers and Buyers

For Sellers

Price to sell in the first week. The August data shows that homes firm within seven days achieved 100% of original asking at the median; homes that required a reduction sold at 92.8% after a median of 64 days. Sellers above $800,000 should expect a longer runway, a smaller pool of showings and a buyer who has seen every competing listing. Sandra Pike's advice is to lead with the comparables, present the home at its best from day one and avoid the incremental reduction cycle that cost August sellers an average of $44,907 before they even reached the negotiating table.

For Buyers

Leverage is real but uneven. In the $400,000 to $599,999 range, showing activity is high and inventory is under three months; well-priced homes still draw competing offers. From $700,000 up, buyers have time to inspect, compare and negotiate, and the 374 active listings past 90 days are where the most motivated sellers are likely to be found. Luxury buyers face the least competition of any segment, with fewer than four showings per listing in every bracket above $900,000.
