The Halifax real estate market in September 2025 revealed more than just active sales and new listings—it highlighted the critical story behind terminated deals.

 

 

According to data from the Nova Scotia Association of REALTORS® (NSAR), 916 deals were written in September, showing solid buyer activity. But beneath that, 93 terminated agreements provided real insight into how buyers and sellers are navigating today’s more cautious environment.

 

 

 

Where the Terminations Happened

 

 

Out of 93 terminated listings:

  • 56 came back to market and are still listed with an average price of $723,715.
  • Halifax and Dartmouth each had 11 return-to-market properties.
  • Middle Sackville saw 7, while Bedford and Lake Echo each recorded 6.

 

 

These "second-chance listings" show how certain communities are experiencing buyer hesitation and deal fall-throughs at a higher rate.

 

 

 

 

Why Deals Fell Apart

 

 

The reasons weren’t new but remain telling:

  • Financing struggles (heightened by today’s higher interest rates).
  • Inspection issues that raised red flags.
  • Cold feet from buyers who weren’t fully committed.

 

 

In this higher-rate environment, financing is particularly fragile—buyers must ensure their pre-approvals are truly bulletproof.

 

 

 

 

What Happened Next

 

 

Despite the hiccups, many sellers bounced back:

  • 24 terminated properties went on to sell.
  • 10 are under conditional sale.
  • Only 2 were canceled and 1 withdrawn entirely.

 

 

That means the majority of sellers stayed committed—and with the right adjustments, will find success.

 

 

 

 

Price Adjustments Signal a Recalibrating Market

 

 

In September, 334 ( 24%) single-family homes in Halifax saw price changes. This signals that the market is recalibrating. Sellers are shifting from “aspirational pricing” to realistic, competitive pricing that today’s buyers will actually entertain.
