April 2025 New Construction Market Report: Price per Square Foot and Top Builders in Halifax & Surrounding Areas

  Wednesday, May 07, 2025

The spring real estate market in Halifax is heating up—and new construction is front and centre. From Timberlea to Dartmouth, fresh builds are attracting eager buyers, and price-per-square-foot is a metric that’s telling us a lot about where the demand (and the dollars) are going.

If you’re a buyer scoping out where to invest—or a seller or builder curious about market traction—here’s your deep dive into April’s new construction landscape.

Top Home Builders in Halifax by Sales Volume (and Price per Square Foot)

Not all builders are created equal—and neither are their price tags. Here’s who dominated the market in April based on closed sales, along with a breakdown of their pricing strategies.

Ramar Construction Limited – Leading the Pack

  • Homes Sold: 5

  • Average Sale Price: $732,127

  • Average Price per SqFt: $320.43

  • Communities: Brookside, Timberlea, Tantallon, Brunello Estates

  • Highest Price/SqFt: $428.86 (at 9-19 177 Brunello Blvd, Timberlea)

Ramar stands out not just in volume but in pricing performance. Their Timberlea build reached the highest price per square foot of any sale this month. With a footprint across multiple growing communities, Ramar is setting the pace.

Amara Developments Inc. – Uniform & Upscale

  • Homes Sold: 3

  • Average Sale Price: $696,265

  • Average Price per SqFt: $293.41

  • Community: Halifax (Colonial Crescent)

Amara’s builds were all on the same street—Colonial Crescent—and priced consistently, hovering between $290 to $298 per square foot. That signals confidence in their product and pricing model.

What Buyers & Sellers Should Know

The new construction market is evolving—but one thing is clear: buyers are paying close attention to price per square foot, especially in areas like Timberlea, Hubley, and Halifax. Builders who offer consistency, premium design, and location-driven value are outperforming those who don’t.

For buyers, this is a reminder: don't just focus on sticker price—compare the square footage and location to see what you're really getting.

For sellers and developers, this data reinforces the power of smart pricing and brand reputation. Builders like Ramar and Rooftight didn’t just sell—they sold smart.

Final Thoughts: Is New Construction Worth It Right Now?

If you're on the fence about buying new, April's numbers paint a pretty clear picture: new builds are holding their value, and in some cases, demanding a premium. Whether you're drawn to the energy-efficient tech, the new-home smell, or the lack of reno headaches, Halifax's new construction scene is alive and well—and it’s not slowing down.
