Empty and clean. Lawn mowed. We should not have to write that in an agreement. But here we are. We’ve had all sorts of crazy closing days. As the buyer, we had a situation where the seller had removed the ceiling fan 14ft up and left two wires just hanging there 14 feet up. All of the nice bathroom toilet roll holders, towel racks, etc had been removed and replaced with K-Mart specials. Upon selling that same house a few years later, the buyers on final inspection switched out our washer and dryer with their current one as they wanted to sell their property with our crappy washer and dryer in it. Buyers of their property halted sale because of the switch (they didn’t want our crappy appliances - don’t blame them) and so the money wasn’t there to transfer to purchase our property so we couldn’t close/release our keys. So buyer and family had to camp out on the deck until about 11pm and the realtors, working with the lawyers, assured us the money wasn’t there coming first thing the next day….and we filed a complaint with the real estate board because the buyers realtor should have never let them switch out our appliances before they had closed on our property!
